Why should you use a Realtor if you think you can sell it yourself? Do you really know your homes market value or are you going by your neighbors appraisal for their refinance?  Those appraisals are usually lower than market value.  Perhaps you found a Real Estate style website that has outstanding numbers. The bank is in it to make money and they want to play it safe.  How about the exposure?  Only 16% of homes are sold by owners.  On the average, FSBO's are on the market longer than a home listed with an agent.  When your home is listed with a member of the National Association of Realtors your home is put on the Multiple Listing Service (MLS).  Every agent belonging to that local board has access to your home plus the advertising that they may do in any realtor magazines, internet and other avenues of advertising.
